Yas Island is a 25-square-kilometre island on Abu Dhabi's eastern edge whose development was initiated in 2006 and which now holds Yas Marina Circuit, Ferrari World, Warner Bros. World, SeaWorld, Yas Waterworld, the Yas Links golf course, Etihad Arena and Yas Mall. In 2025 it recorded more than 44 million visits, up 16 per cent on the year. It is also, and this is the part the visitor numbers obscure, one of the few places in the emirate where a non-GCC national may buy a freehold apartment outright.
That combination is now drawing capital at a rate without recent precedent. Abu Dhabi transacted AED 117 billion of real estate in the first half of 2026, up 112 per cent year on year, with foreign direct investment up 309 per cent and the United Kingdom its single largest source. This guide sets our own eighteen active Yas Island listings, which blend to AED 2,195 per square foot across the mainstream stock, against the district benchmark above them and the emirate's resale market beneath them, and explains what that spread is actually measuring.
District Overview & Lifestyle
Yas Island reads as four distinct quarters rather than one place, and the distinction matters enormously to where a buyer should be looking. Yas Marina and the circuit occupy the southern tip, with the Yas Marina Hotel's lattice shell arching over the track and the marina berths beneath it. Yas Bay, on the south-western waterfront, is the island's newest social quarter and holds Etihad Arena, the promenade and most of its serious restaurants. Yas Links and Yas Acres run north-east into the golf course and the villa communities. Gardenia Bay and the Yas Canal frontage are where the current apartment pipeline is concentrated, and where most of our own inventory sits.

Eating And Drinking
This is where Yas Island has changed fastest, and it is now measurable rather than anecdotal. The fourth edition of the MICHELIN Guide Abu Dhabi lists 56 restaurants across the emirate — three with one Star, ten Bib Gourmands and 43 Selected. Two of those ten Bib Gourmands are on this island.Mika, a Mediterranean kitchen in Building 7 at Yas Marina, holds one; Bua Thai Cafe at Yas Bay took the other and was new to this edition. Paradiso, also Mediterranean, sits on the Yas Bay waterfront at Pier 71 and is Selected. For a district that did not exist two decades ago to carry a fifth of the emirate's good-value recognition is a genuine signal, and it is concentrated in two walkable clusters rather than scattered.
What Is Being Built
More than AED 30 billion of disclosed investment and development value is flowing into Yas Island, and the components are worth separating because they run on very different timetables. Miral is committing over AED 12 billion across five years to attractions, hotels and park upgrades, with hotel inventory expected to grow 30 to 35 per cent. Sphere Abu Dhabi — a USD 1.7 billion venue seating up to 20,000, the first outside the United States — will sit between Yas Mall and SeaWorld, with completion expected at the end of 2029. Yas Point, by Aldar, is an AED 6 billion scheme of 1,600 residences on roughly 600,000 square metres with a five-star resort hotel and an international school, expected to house around 5,000 residents. THE WADI, by Cosmo Developments, adds an estimated AED 6 billion and 3,950 homes along the Yas Canal. A Disney theme park and resort was announced in May 2025, but no cost or opening date has been confirmed, and that should be treated as upside rather than as a dated catalyst.

Taken together, Yas Point and THE WADI alone commit 5,550 homes to an island whose existing residential population is a fraction of that. That is the single most important number in this guide for anyone buying to hold.
The Vibe
Candidly, Yas Island divides opinion along one line: event nights. Hotel occupancy reached 92 per cent in August 2026 and annual-pass sales rose 20 per cent year on year even as Miral deliberately limited them. The 2026 Formula 1 Etihad Airways Abu Dhabi Grand Prix runs at Yas Marina Circuit with the race on 6 December, and the surrounding Yasalam season brings Andrea Bocelli, Hans Zimmer and Imagine Dragons to the island inside a fortnight. On those evenings the island is a destination of international scale. On an ordinary Tuesday in Gardenia Bay it is quiet, low-rise and almost suburban, with a canal promenade and a golf course. Buyers should experience both before committing, and should establish where their building sits relative to the arena and the circuit — the difference between Yas Bay and Yas Acres on a race weekend is considerable.
Sales Market Analysis
The emirate-level backdrop is the strongest in the region and it comes from the regulator rather than from any advisory firm. Abu Dhabi Real Estate Centre reports AED 117 billion of transactions in the first half of 2026, a 112 per cent increase by value with volumes up 61.7 per cent. Sales alone accounted for AED 86.1 billion across 16,838 transactions, up 163.7 per cent by value — just under three-quarters of all activity. Investment-zone activity, which is where foreign buyers are permitted, reached AED 75 billion against AED 26.7 billion a year earlier, a rise of 181 per cent, and the number of designated investment zones has grown to fifty.
Prices have followed. REIDIN's Abu Dhabi index rose 27.76 per cent in the year to April 2026, with apartments up 31.46 per cent and villas up 7.84 per cent — an apartment-led cycle, which is the reverse of the pattern most European markets have seen. ValuStrat's weighted averages put Abu Dhabi off-plan at AED 2,191 per square foot and ready stock at AED 1,507, the former now above Dubai's off-plan average of AED 2,030. The forecast for 2026 is a further 16 per cent on capital values, with apartments expected to outperform villas again.
The Yas Island Micro-Market
Yas Island averages AED 2,393 per square foot for luxury apartments and AED 1,634 for villas, and it is named as a leading choice for luxury apartments alongside Al Raha Beach and Al Maryah Island — having also taken the lead for luxury villas this period. Its projected apartment return of 5.94 per cent is the joint highest in the emirate's luxury segment.
Our own eighteen active Yas Island listings run from AED 1,100,000 to AED 38,500,000. Across the seventeen for which the site publishes a floor area, the value-weighted rate is AED 2,941 per square foot — but that figure is carried almost entirely by one asset, a Waldorf Astoria branded penthouse at AED 4,811 per square foot, which is almost exactly double the district average. Strip that single outlier out and the remaining sixteen blend to AED 2,195 per square foot, which is 8.3 per cent below the district's luxury benchmark and within 0.2 per cent of the emirate's entire off-plan average.
| Benchmark | AED Per Sq Ft | What It Represents |
|---|---|---|
| Abu Dhabi ready stock | 1,507 | ValuStrat weighted average, resale market, Q1 2026 |
| Yas Island villas | 1,634 | District average, luxury segment, H1 2026 — up 2.41% |
| Abu Dhabi off-plan | 2,191 | ValuStrat weighted average, Q1 2026 — above Dubai's 2,030 |
| Polarius Yas Island blend | 2,195 | Our 16 mainstream listings, weighted by floor area |
| Yas Island apartments | 2,393 | District average, luxury segment, H1 2026 |
| Polarius branded residence | 4,811 | Waldorf Astoria penthouse — 101% above the district average |
Two readings follow. First, the island is expensive relative to what already exists in Abu Dhabi and ordinary relative to what is being built: Yas apartments stand 58.8 per cent above the emirate's resale average but only 9.2 per cent above its off-plan average. Buyers comparing Yas Island to second-hand mainland stock are not comparing like with like. Second, and more usefully, our own mainstream inventory is not priced at the district's top. The three-bedroom park-view apartment at AED 2,048 per square foot and the two-bedroom garden-view at AED 2,006 both sit materially below the AED 2,393 benchmark, in sizeable floorplates. The branded-residence tier and the mainstream tier are two different markets wearing the same postcode.
Who Is Buying, And Why
The buyer base divides three ways. International investors — British first, then Chinese, Russian, American, German and French — take the one- and two-bedroom apartments, attracted by a rental market that is both deeper and better-priced than the emirate average: Yas Island apartments command an average asking rent of AED 141,000 a year, joint highest in Abu Dhabi's luxury segment and 6.8 per cent above the Corniche, with the strongest growth of the ranked areas. That demand is year-round employment and relocation demand, not seasonal tourism demand, which is what makes it bankable.
Residency buyers take the AED 2,000,000-and-above units, which on this island begins in the one-bedroom market. Owner-occupiers — a growing share — take the three-bedroom canal-view and park-view floorplates and the Yas Acres villas, drawn by the golf course, the schools pipeline and the fact that the island is twenty minutes from the airport in a city where commuting is otherwise unremarkable.
On villas specifically, the honest case is not a yield case. Yas Island villa prices rose 2.41 per cent on the period and villa rents 4.17 per cent, with six-bedroom houses averaging AED 14,834,000 and implied plots around 9,078 square feet. The argument for them is scarcity, plot size and the fact that Yas Island took the emirate's lead for luxury villas this period — not the rental arithmetic, which is thinner than the apartment arithmetic and which we would rather state plainly than dress up.
Ownership And The Legal Frame
Abu Dhabi's Property Law, Law No. 19 of 2005, was amended by a law issued on 16 April 2019 extending ownership to non-UAE and non-GCC nationals — natural and legal persons alike — within designated investment zones, with freehold, musataha and usufruct interests all permitted and freehold owners free to mortgage and dispose. Yas Island is one of the named investment zones, alongside Saadiyat Island, Al Reem Island, Al Maryah Island, Al Raha Beach, Lulu, Al Reef, Sayh Al Sedairah and Masdar City. For an international buyer this is the single most consequential fact on the page: a freehold title here is a freehold title, not a long lease dressed as one.
Strategic Verdict
Yas Island is the clearest instance in the Gulf of a district whose amenity was built before its housing. Forty-four million visits a year, two of the emirate's ten Bib Gourmands, an arena, a Formula 1 circuit and a golf course all already exist; the residential population that was meant to use them largely does not yet. Yas Point and THE WADI will add 5,550 homes between them. That sequence is the investment case and the risk in a single sentence.
Our reading of current pricing is that the mainstream floorplates are where the value sits, and that the entry point for a residency-minded buyer is lower than most expect. At AED 2,195 per square foot our sixteen mainstream listings sit 8.3 per cent below the district benchmark and almost exactly at the emirate's off-plan average, while apartment yields of 5.97 to 6.23 per cent run more than a percentage point clear of the UAE average and, unusually, do not thin out as the floorplate grows. A buyer who needs both income and space is not forced to choose here.
The caution is specific, and it is delivery rather than market. Sphere runs to the end of 2029, the Disney park has no confirmed opening date at all, and over five thousand consented homes are not yet built. Establish what is consented immediately adjacent to any unit under consideration, confirm the handover schedule in writing on anything off-plan, and visit the island twice — once on a Grand Prix or arena night, and once on an ordinary weekday morning.

The six listings above are a published selection, not the full extent of what we hold on Yas Island. Further units in these and neighbouring buildings are available but unadvertised — developer allocations, resale floors released quietly by owners, whole-building opportunities and off-market stock we are asked to keep off the portals. Six appear here because six is a readable number, not because six is all there is.
