Tucked into the 4th floor of a characterful building on Rue de la Préfecture - one of Vieux Nice’s most storied addresses — this sun-drenched two-bedroom apartment offers something rare: the soul of the old town with the comfort of a well-appointed modern home.
Wake up to one of Nice’s most iconic views. The bedroom window frames the gilded mosaic dome of the Chapelle de l’Annonciation in perfect cinematic proportion - terracotta rooftops, blue Provençal sky, and centuries of Mediterranean history, all before your morning coffee.
The apartment is exceptionally bright throughout, with generous natural light filling both bedrooms. Air conditioning ensures comfort through the warmest Riviera months, while the lift makes everyday life effortless. A separate WC adds a practical touch that discerning buyers and tenants will appreciate.
Outside your door, the baroque lanes, morning flower market, and legendary restaurants of Vieux Nice unfold in every direction. The Cours Saleya, the seafront Promenade des Anglais, and the port are all within easy walking distance.
This is a property that captures a way of life — vibrant, sun-soaked, and unmistakably Niçois.

With 25 years running a successful communications agency in Cardiff, I built a career on crafting compelling stories — but real estate was always the one that called to me.
A Welsh speaker and proud Francophile, I studied Economics at the University of Toulouse, and France never really left my blood. When Brexit and Covid reshaped the world in ways none of us anticipated, I chose to see the disruption as an invitation — and made the move I'd always dreamed of. I'm now a proud French resident, based on the Côte d'Azur.
My passion for property is anything but theoretical. I've undertaken multiple renovation projects in the UK, owned a property in Paris, and worked as an agent for luxury real estate agencies in both Paris and London. That hands-on experience — combined with a deep love for this region — naturally drew my focus to luxury sales and rentals in the South of France.
My journey in France began in October 2020, arriving as a long-term guest at Cinq & Sept in Roujan. By 2022, that journey had found its shape: I co-founded Polarius International Real Estate alongside my business partner Lee Michael Horan. I now live in sunny Nice.
Beyond property, I'm a committed LGBTIQA+ advocate — and I'm particularly proud to have organised the first-ever Pride event in Llantwit Major, the coastal town in Wales where my story began.
