This 150-year-old restored farmhouse is located in the countryside between Fano and Urbino. Sitting on top of a hill and it is surrounded by vineyards, golden corn and sunflower fields, it features a total of 7 bedrooms and 9 bathrooms.
It boasts stunning views over the hills and landscapes all the way to the Adriatic sea and the Apennines where the air is still pure and clean.
The Farmhouse
The restoration of the main house (about 587 sq.m) was completed in 2015. The exterior style has been preserved as the building is protected by the Italian Cultural and History Administration, but the interior has been entirely re-organised in a highly comfortable yet minimalist style with careful attention to detail.
Tradition meets a contemporary design based on clean lines, simplicity and pure materials such as old stones, oak beams and cotto The black Modulnova kitchen is the beating heart of the house.
The 7 bedrooms and 8 bathrooms have been stylishly renovated, with white and beige being the primary colors, wood and natural stone as the main materials.
They have all been deliberately designed to be spacious and this gives them a certain sober tranquility. The furniture in the bathrooms, designed by the owner herself, contrasts with the exposed ceiling beams and craftsmanship of old stone walls.
All bedrooms offer plenty of space and are designed to give an air of tranquility. This results in a successful harmony between the authentic elements and modern conveniences.
All bedrooms have an en-suite bathroom with a rain-shower, marble sink, toilet and bidet.
The Annex
The former barn, measuring about 35 sq.m., has been transformed into a place to relax with a lounge, a bathroom with shower and a kitchenette in white marble.
The Garden
The garden surrounding the building is about 7.500 sq.m. with a 11×4 mt swimming pool. The pool and its terraces (about 17×7 mt) have been designed to complement the surrounding garden and nature, with stunning panoramic views.
The garden is equipped with full automatic irrigation system and underground storage tank (34.000 l.) for groundwater.
LED-illumination in and around the swimming pool, terraces and olive trees in the garden.
The Location
The house is set apart from the tourist crowds and you can discover its surrounding small villages where life continues as the easy going pace of 50 years ago.
5 minutes from the village of Isola del Piano, 30 min from the seaside, 30 minutes from Urbino, 1 hour from Ancona Airport.
It offers an ideal position to visit the authentic Le Marche, the hidden jewel of Italy.

A professional dancer and model by training - having quit the industry due to injury and a desire for change - I gained my first taste of the luxury real estate market in 2007, working for one of the most reputable agencies in London’s prestigious Mayfair area.
This role validated the passion for property I knew was inside. I was responsible for helping people on both sides – initially as their top negotiator but later as a property valuer, advising and working with owners of some of London’s and the UK’s, finest prime addresses.
My next move saw me work in London’s financial district, where I spent 8 successful years as a headhunter for the investment banking industry. My job was to broker and be the middle-person, an aspect I love and take a lot of pride in. It sounds cliché, but the reward of helping someone achieve an end goal, whether finding their dream home or landing the job they want, is a feeling which never gets old!
Property is something I have always been passionate about. Having eventually left my role as a headhunter in the city, I wanted to re-focus on my property passions. I did so by initiating my own property business, to support my personal portfolio and development projects in London and across the UK.
Having relocated to France, I am now proudly resident here and excited to start the next phase of my journey having created Polarius International Real Estate with my business partner Rhodri. As a honoured member of the LGBTIQA+ community, diversity, inclusion and acceptance of everyone is a core passion.
I have lived and worked in the UK, Germany and France so can converse in English, French and German.
I look forward to working with you!
