Nestled in the enchanting countryside just a few kilometers from the historic center of Pesaro—one of the most iconic cities in the Marche region—this extraordinary country estate epitomizes the perfect blend of elegance, tradition, and modern comfort.
Featuring a breathtaking panoramic swimming pool, approximately 4,500 sq.m. of landscaped grounds, and a captivating equestrian facility nearby, the property offers a refined retreat where nature, lifestyle, and a passion for horses blend seamlessly.
A true haven of peace and authenticity, this prestigious agriturismo is housed in a beautifully restored 19th-century farmhouse. Every detail has been designed to provide exceptional quality of life, in a setting immersed in nature and enhanced by modern amenities. Adding to its uniqueness, a magnificent riding center forms part of the wider estate, with the possibility of purchasing—through separate negotiation—the entire ranch, including paddocks, stables, barns, training fields, and additional outbuildings.
The Farmhouse
Measuring approximately 525 sq.m. across two floors, the farmhouse is divided into two distinct sections: one for the agriturismo (about 390 sq.m.) and one as the private owner's residence (about 135 sq.m.).
Ground Floor:
The ground floor of the agriturismo welcomes visitors with a reception area, a large and bright recreation room, additional lounges—including one with a traditional fireplace—and several direct accesses to the garden. These spaces are dedicated to breakfasts, tastings, and events where guests can enjoy the estate’s certified organic products. The ground floor also offers two guest bathrooms, a fully equipped modern kitchen, and facilities for staff.
The owner's private apartment, discreetly separated by a lush hedge, is on a single level, offering refined comfort and privacy. It comprises a master bedroom with a walk-in wardrobe, two single bedrooms, a study, an elegant living room with fireplace, and a fully equipped kitchen with dining area. Generous windows in each room connect to the garden, ensuring a seamless indoor-outdoor flow.
First Floor:
Accessible only via an internal staircase and elevator from the agriturismo, the first floor features 8 suites with 8 double bedrooms, each with an en-suite bathroom.
Carefully designed in a rustic country style, the rooms combine wooden beams, exposed stone, and warm tones, offering guests a perfect sanctuary after exploring the rolling hills of Pesaro.
Fully restored in 2007, the property has preserved its authentic Marche character, including exposed beams, terracotta bricks, and traditional finishes, while providing modern comforts. Heating is provided by two LPG boilers—one serving the agriturismo and one serving the private apartment—while all guest rooms are equipped with air conditioning.
The Land
The estate covers approximately 4,500 sq.m. of manicured gardens, highlighted by a spectacular 12 x 6 meter panoramic swimming pool with an elegant beach area—ideal for sunbathing and admiring the hills. The landscaped grounds are adorned with olive groves, fruit trees, and Mediterranean plants, creating shaded areas perfect for outdoor aperitifs, family gatherings, and quiet moments.
The nearby ranch adds a distinct country atmosphere, inviting guests and owners to experience the world of horsemanship, including private Western riding lessons. This unique element enhances the allure of the property, making it both a lifestyle destination and a home.
The Location
Set among the gentle hills behind Pesaro, the estate enjoys a privileged position, with clear-day views stretching to Monte Nerone and Monte Carpegna. This is a private sanctuary of tranquility that celebrates the land and its traditions, yet is conveniently close to Pesaro’s city center—a cultural hub and one of the region’s most vibrant cities.
From here, many of the Marche’s most renowned destinations are within easy reach: the San Bartolo Natural Park with its stunning coastline, the medieval village of Gradara with its famous castle, and the seaside towns of Cattolica and Fano. The estate offers a rare combination of seclusion, natural beauty, and accessibility.

A professional dancer and model by training - having quit the industry due to injury and a desire for change - I gained my first taste of the luxury real estate market in 2007, working for one of the most reputable agencies in London’s prestigious Mayfair area.
This role validated the passion for property I knew was inside. I was responsible for helping people on both sides – initially as their top negotiator but later as a property valuer, advising and working with owners of some of London’s and the UK’s, finest prime addresses.
My next move saw me work in London’s financial district, where I spent 8 successful years as a headhunter for the investment banking industry. My job was to broker and be the middle-person, an aspect I love and take a lot of pride in. It sounds cliché, but the reward of helping someone achieve an end goal, whether finding their dream home or landing the job they want, is a feeling which never gets old!
Property is something I have always been passionate about. Having eventually left my role as a headhunter in the city, I wanted to re-focus on my property passions. I did so by initiating my own property business, to support my personal portfolio and development projects in London and across the UK.
Having relocated to France, I am now proudly resident here and excited to start the next phase of my journey having created Polarius International Real Estate with my business partner Rhodri. As a honoured member of the LGBTIQA+ community, diversity, inclusion and acceptance of everyone is a core passion.
I have lived and worked in the UK, Germany and France so can converse in English, French and German.
I look forward to working with you!
