Mont Boron Forest 4-Bedroom Estate

€2,390,000

A rare opportunity on the Mont Boron plateau: a 198 m² villa set within pine forest on an unusually flat 993 m² plot, with sea glimpses, generous parking and the potential to create a private pool.

A Rare Property on Mont Boron

Tucked into the pine-scented heights of Mont Boron, one of Nice’s most exclusive and private residential neighbourhoods, this villa offers something increasingly difficult to find on the Côte d’Azur: space, privacy and genuinely usable land close to the city and the sea.

The property extends to approximately 198 m² and sits on an exceptional 993 m² flat plot. On the steep slopes of Mont Boron, level ground of this scale is particularly unusual - and gives the property an important advantage for anyone looking to create a landscaped garden, swimming pool and generous outdoor entertaining areas.

Surrounded by mature pine trees, the setting is peaceful and private, while glimpses of the Mediterranean reinforce the property’s quintessential Côte d’Azur character.

Flexible Living with Significant Potential

Currently arranged as two independent apartments across six rooms, the villa can be adapted to suit a variety of lifestyles.

The existing configuration works particularly well for multigenerational living, guests or rental accommodation, while the two spaces could also be reunited to create a substantial single-family residence.

For a buyer looking for a villa in Mont Boron, the property offers considerable scope to improve the connection between the house and garden, and make the most of its exceptional setting.

Mont Boron, Nice

Mont Boron is one of the most sought-after residential areas of Nice, prized for its protected woodland, elegant villas, Mediterranean outlooks and exceptional sense of privacy.

Despite its secluded atmosphere, the neighbourhood is remarkably close to the city. Port Lympia, the Old Town, the Promenade des Anglais and central Nice are all within easy reach, making Mont Boron particularly appealing to buyers who want a private villa setting without giving up the convenience of city life.

Properties with substantial gardens and flat land are especially scarce in this part of Nice, where the natural topography means that many homes are built into steep, terraced plots.

A Property with Multiple Possibilities

This is a home that can be enjoyed immediately while also offering the opportunity to create something distinctly personal.

It could become a private family residence surrounded by gardens, a multigenerational home with separate accommodation, or a carefully considered renovation project bringing the two apartments together.

For investors, the existing configuration also provides flexibility, with the possibility of retaining separate accommodation or adapting the property for a different use, subject to the necessary permissions.

The real attraction, however, is the combination of location and land. A flat 993 m² plot in a private, forested setting on Mont Boron — with sea glimpses and the potential for a pool — is a rare proposition.

  • With 25 years running a successful communications agency in Cardiff, I built a career on crafting compelling stories — but real estate was always the one that called to me.

A Welsh speaker and proud Francophile, I studied Economics at the University of Toulouse, and France never really left my blood. When Brexit and Covid reshaped the world in ways none of us anticipated, I chose to see the disruption as an invitation — and made the move I'd always dreamed of. I'm now a proud French resident, based on the Côte d'Azur.

My passion for property is anything but theoretical. I've undertaken multiple renovation projects in the UK, owned a property in Paris, and worked as an agent for luxury real estate agencies in both Paris and London. That hands-on experience — combined with a deep love for this region — naturally drew my focus to luxury sales and rentals in the South of France.

My journey in France began in October 2020, arriving as a long-term guest at Cinq & Sept in Roujan. By 2022, that journey had found its shape: I co-founded Polarius International Real Estate alongside my business partner Lee Michael Horan. I now live in sunny Nice.

Beyond property, I'm a committed LGBTIQA+ advocate — and I'm particularly proud to have organised the first-ever Pride event in Llantwit Major, the coastal town in Wales where my story began.
