A rare turnkey agritourism opportunity, not just a farmhouse. Restored around an early 20th-century stone building near Serra San Quirico, this Le Marche estate pairs two independent apartments with a fully equipped food-processing laboratory and its own farm shop — set across 9,400 sq.m of orchard and vineyard-fringed land in the heart of Verdicchio wine country.

* 2 independent apartments (currently run as guest accommodation)
* Fully equipped processing lab and industrial kitchen for preserves, juices and oils

Why This One Works
Everything needed to run an artisanal food business, boutique retreat or private rural estate is already in place — laboratory, retail space, guest apartments and land. Buyers looking to expand further have the chance to negotiate neighbouring DOC vineyard land, a genuine rarity in this part of the Marche.
Location
A quiet hilltop hamlet 4.5 km from town services, 15.6 km from the Frasassi Caves, and roughly an hour from Ancona and its international airport — private, but never remote.

With 25 years running a successful communications agency in Cardiff, I built a career on crafting compelling stories — but real estate was always the one that called to me.
A Welsh speaker and proud Francophile, I studied Economics at the University of Toulouse, and France never really left my blood. When Brexit and Covid reshaped the world in ways none of us anticipated, I chose to see the disruption as an invitation — and made the move I'd always dreamed of. I'm now a proud French resident, based on the Côte d'Azur.
My passion for property is anything but theoretical. I've undertaken multiple renovation projects in the UK, owned a property in Paris, and worked as an agent for luxury real estate agencies in both Paris and London. That hands-on experience — combined with a deep love for this region — naturally drew my focus to luxury sales and rentals in the South of France.
My journey in France began in October 2020, arriving as a long-term guest at Cinq & Sept in Roujan. By 2022, that journey had found its shape: I co-founded Polarius International Real Estate alongside my business partner Lee Michael Horan. I now live in sunny Nice.
Beyond property, I'm a committed LGBTIQA+ advocate — and I'm particularly proud to have organised the first-ever Pride event in Llantwit Major, the coastal town in Wales where my story began.
